While many people dream of retiring to a quiet home in the country, those still in the workforce often find themselves looking for a transition from work to play. Finding an area with easy access to work, good health care, and recreational opportunities can be difficult.

One only has to look to Anne Arundel County on the Western Shore of Maryland to find all of these. It borders the cities of Washington D.C., Baltimore and Annapolis with access to employment, shopping, recreation, health care and education that only a large metro area provides. Yet the bulk of the county is sparsely populated with single family homes nestled in scenic areas right on Chesapeake Bay. These quaint villages include Lothian, Tracy’s Landing, Friendship, Fairhaven and Rose Haven.

The main roads in the Tracy’s Landing area include State Routes 2, 258 and 408. Route 4 allows easy access to Andrews Air Force Base and the D.C. metro area. Traveling north on Route 2 takes one to Annapolis and Baltimore. Public transit options are few as almost all travel (81%) is done by car. However, carpooling is heavily promoted and accounts for up to 8% of travel in the area. While the southern tip of the county is the furthest from this area, the commute time only is still only an average of 42 minutes one way.

The Tracy’s Landing area of Anne Arundel county spans from Fairhaven and Rose Haven on Herring Bay to the east to West Lothian along the banks of the Patuxent River. The Jug Bay Wetland Sanctuary along this river is a protected inland wetland and bird sanctuary. Sparsely populated, southern Anne Arundel County and Tracy’s Landing area real estate is almost entirely made up of single family homes.

The Anne Arundel County Public School District (AACPS) serves the area with Lothian Elementary,Tracey’s Elementary, Deale Elementary School, Southern Middle School and Southern High. Southern High is a recognized Blue Ribbon School (the nation’s highest education award) and received the Maryland Blue Ribbon Award. On average, AACPS spends 7% more per student than the national average. While this part of Maryland lacks any colleges, the neighboring metro areas have some of the finest in the country such as John Hopkins University, St. Mary’s Seminary & University and U.S. Naval Academy in Annapolis.

Friendship and Rose Haven

Rose Haven and Friendship are the most sparsely populated area of the county with a population of only 561. The median home price is $540,800 with an average home age of 33.7. The vacancy rate hovers around 11% with plenty of homes for sale for prospective buyers.

Access to Routes 2 and 4 offers quick travel northwest to the D.C. metro area or northeast to Annapolis or Baltimore. Businesses catering to recreational boating are a mainstay of business in Rose Haven.

Tracy’s Landing and Fairhaven

Tracy’s Landing sits across Swamp Creek from Deale at the juncture of Routes 2 and 256. Fairhaven is to the southeast and is directly on Herring Bay. Fairhaven does not have much in the way of marinas so residents either moor their boats in Rose Haven or nearby Deale. As with Friendship, access to Route 2 makes for a quick commute to Annapolis or Baltimore or even nearby Deale and Shady Side.

More populated than Friendship, this area still only has a population of 1,191 and the median home price is $483,100. Tracy’s Landing real estate offers slightly older homes for sale with an average home age of 52 years. It also has the highest vacancy rate at 16%.


The largest village in the area, Lothian is home to 6,538 residents. Much of the population base is concentrated along the Patuxent River. The rest of this rural area is made up of single family homes. Median home price in Lothian is $242,500 with an average dwelling age of 30.2 years. Prices in this area are the least expensive in the area accounting for its 5% vacancy rate.

The Old South Country Club is conveniently located along Route 408 for those looking to take in a round of golf. There are many hiking opportunities along the Patuxent River and in the Jug Bay Wetland Sanctuary. Lothian also has a variety of historical buildings dating as far back as the 17th century to almost the time of the first colonists in the area.
