Severn, Maryland Area Real Estate and Community Info.

Located near the Baltimore/Washington D.C. metro area, three Maryland neighborhoods of Severn/Seven Hills, Hanover and Harmans are notable for the areas they border. To the northeast is the Baltimore/Washington International Airport (BWI) and to the southwest is the U.S. Army base at Fort Meade as well as the National Security Agency. This is in addition to the large Arundel Mills Mall and numerous commercial and industrial areas providing robust opportunities of employment and shopping.

These towns are bordered by major thoroughfares. In the east is Interstate 97, while Route 32/Patuxent Freeway is found to the south; on the west is the Maryland Area Regional Commuter (MARC) Camden line (as well as Route 295) and to the north is Interstate I-95. Additionally Route 100/Paul Pitcher Memorial Highway runs east/west through all three neighborhoods. All of these major roadways allow for quick access to the surrounding area for employment, shopping and entertainment. BWI is also a hub for many of the area trains that connect to Philadelphia and New York City.

Anne Arundel County Public Schools (AACPS) administers the public schools in this area and there are numerous religious and charter schools for parents looking to send their kids to private schools. The nearby town of Columbia also has nine Montessori schools. The greater Baltimore, Annapolis and D.C. Metro area boasts some of the nation’s top universities including John Hopkins University, University of Maryland, American University, Loyola University, and the U.S. Naval Academy.

Severn/Seven Oaks Area Real Estate

The largest of the three areas, Severn has a population of 30,913 and is the birthplace of singer Toni Braxton. Severn is bordered by Route 295 in the south, I-97 to the west, Route 175 to the east and the neighborhoods of Hanover and Harmans to the north. The Seven Oaks neighborhood is at the very south side of this area along the Patuxent Freeway and Route 175/Fort Meade.

While a densely populated urban area, Severn also has many green zones. These include Jessup Provinces and Meade Village Park to the east and the Severn Run Natural Environment Area to the west. Unlike many urban areas, the different blocks of homes are separated by wooded areas. This helps break up the feeling of living in a dense urban environment.

The median home price in this area is $338,900 with homes averaging 24.8 years. Even with home pricing depreciating by 4.22%, housing is at a premium with only a 3.27% vacancy rate. Unlike Hanover and Harmans, the Severn area includes a significant number of renters at 26.5%. However, Severn area real estate including apartments and townhouses are either northwest of Meade Village Park on New Disney Rd. or southeast of the park on Reace Rd. All of these neighborhoods are within walking distance of Van Bokkelyn Elementary. To the north of Severn is Cromwell/Glen Burnie Station, which is the southern terminus of Yellow Line of the Baltimore Light Rail. To south is the Odenton Station of the MARC Penn Line. Commute time from Severn is an average 30.2 minutes.

Hanover Area Real Estate

The Hanover area is large on paper but is mostly made up of commercial properties. The largest of these is the Arundel Mills Mall to the south and the shopping areas along Route 295. Residential areas are also split with the bulk of single-family homes being in the wooded area north of Route 295 and bordered by the MARC Camden Line. Most of the apartments are south of the Arundel Mills Mall.

The median home price is $353,700 with a house ages averaging 22 years and vacancy rate of 5.91%. While there are two apartment complexes at the very north end of the neighborhood, the rest all border Arundel Mills Boulevard. However, even with the many apartment blocks, the area still only has 10.4% of residents as renters.

Due to the MARC Camden Line and Arundel Mills Mall, which is a hub for numerous bus lines, Hanover has the best access to mass transit of all the neighborhoods. Commute time from Hanover is an average of 27.4 minutes.

Harmans Area Real Estate

Harmans is the smallest town in the area with a population of only 324. Almost all of the residents live in two sub-divisions bisected by the Paul Pitcher Memorial Highway. The northern block is the last group of houses before entering the industrially zoned area around BWI. The southern block is in a wooded area to the northeast of Severn and is bordered by Harmans Park to the east. This area is within easy walking distance of the Arundel Mills Mall and surrounding shopping.

The median home price here is $349,700 with home ages averaging 22.8 years. The area only has 10% of the population renting and this is almost exclusively through home rental rather than in apartments. The vacancy rate is currently 5%.

The average commute time from Harmans is average of 27.9 minutes.
