U.S. Naval Academy Undergoing Renovation

by John Collins, REALTOR

With the U.S. Naval Academy ready to undergo renovation, some pedestrian routes and visitor access points have changed at the Annapolis campus. Runners and visitors must find alternate paths for at least the next several months. This campus map should help visitors find their way.

Due to the work to expand and update the multi-use gym located in Halsey Field House, the main gate for visitors on foot, found on Prince George Street (also known as the Barry Gate) near the Armel Leftwich Visitor Center, cannot be used until May 2013.

Gate 1, the Visitor’s Entrance located nearby the gym on King George Street, will still be accessible to visitors.

Runners should take note that due to construction on the Administration Building, which should be finished in the spring of 2014, a section of the Naval Academy’s outer border route (outer loop) will be closed for the next several months. This closed section runs along Hanover Street, behind the Administration Building between Maryland Avenue and the Chapel. The Naval Academy suggests an alternative running route, and offers a map, available here. The construction near the Administration Building could be avoided by running along Maryland Avenue to King George Street.

According to Naval Academy policy, people dressed for exercise may enter through Gates 1 and 8 between sunrise and sunset. Runners should avoid everything except the roads and sidewalks in areas next to the Dewey Seawall, the Foot Bridge path across to Hospital Point, and Decatur Road from Alumni Hall towards Gate 8. Casual activities such as running and dog walking may not occur on Blake Road, including in front of the Administration Building, the Chapel and Buchanan House. Also, the Stribling Walk area and Porter Road are off-limits. Headphones may not be used by either runners, walkers or cyclists.

Gate 3, on Maryland Avenue near the Administration Building, will be open to visitors despite its location close to the construction. All visitors over age 16 must continue to have valid photo identification. Vehicles must have Department of Defense decals. Drivers with disabled person decals may enter through Gate 1 after a vehicle inspection. Any bag may be searched.

The Benefit Of Professional Home Inspectors

by John Collins, REALTOR

Good Monday Morning!

One of the most important things you will want to do when purchasing a home is to have it inspected thoroughly by a professional home inspector. Not only will your home inspector be able to find any damage such as dry rot or pest infestation but they can also find potential probelms with heating systems, roofing, plumbing electrical, appliances, etc. Serious problems with homes do not just show up with older homes, but newer homes as well. Don't ever feel that the home you are purchasing is in great shape without a thorough inspection. This is one thing that you never want to leave to chance. Home inspectors can also point out areas that might need attention down the road and give you helpful information on how to maintain your home and service systems such as heating, plumbing and electrical.

When choosing a home inspection provider, it is adviseable to ask your real estate agent as to who they recommend. Once you have ordered the inspection, it is also a good idea to meet with the inspector at the home and follow the inspector as they perform their inspection. This way your inspector can actaully show you problem areas and talk with you about how to do routine maintenance. Once the home inspector has completed the inspection, they will generate a written report. It is also adviseable to sit down with your home inspector and go over the inspection report. Investing some time and money with a whole house inspection is one of the best investments you can make when purchasing a home.

If you are considering selling a home, one of the best investments you can make as a seller is to have your home inspected before you place it on the market. By having your home inspected ahead of time you can address any major repair issues prior to going on the market. This alone will save you time and greatly lessen your stress in selling. It will take away the pain of negotiating repairs with a buyer part way through your sales transaction. I find that pre-inspected homes sell faster and for more money than those that have not been inspected.

If you would like to connect with a prefessional home inspector in the Annapolis market area, please contact me. I would be happy to furnish you with a list of home inspectors that we have found to do a great job.

Getting your Home on the Market

by John Collins, REALTOR

Good Monday Morning!

If you are thinking about selling your home, now is the time to begin the process for getting your home on the market. One common thought is that Spring is the best time to get your home on the market. The reality is that by Spring home inventories often times increase and your competition level increases. If you can get your home ready for market by February or March you may beat the rush and have a better climate for a sale. Here are just a few things that you might want to pay attention to prior to placing your home on the market.

  1. Go through your home and do what I call de-clutter. This means take out over sized furniture items, nick nacks, anything that is not needed for everyday living. The idea is to make rooms looks larger and give prospective buyers the ability to see the space.
  2. Touch up interior paint or even re-paint if needed .This would mean making walls, trim ceilings looking as new as possible.
  3. Clean carpets and hard wood flooring.
  4. Clean your home thoroughly and don't forget to clean windows inside and out.
  5. Be sensitive to odors from cooking, pets, etc. Scented candles are a great way to keep your home smelling great. Prospective buyers are very odor sensitive.
  6. Maintain an even temperature in your home. Homes that are too hot or too cold will detract from showings.
  7. Always have your home neat, clean, drapery or blinds open and lights on for showings.
  8. Winter time is tough for exterior, but having your landscaping and home exterior looking great is important. Have flower beds with fresh bark dust, walks swept. leaves raked and washing down siding will greatly increase the way your home looks for drive bys.

One of the key functions that I complete when I visit a home for someone thinking of selling their home is going through a check list of items that the homeowner can do to enhance the appearance of their property. My objective is to list items that will increase the value, lessen the number of days on the market and helping the homeowner not perform tasks that are not dollar productive. If you are considering placing your Annapolis area home on the market, please contact me for a no obligation visit that we can identify items for you to focus on and also get a good idea of your homes current market value.
